The primary focus of this position will include monitoring BAS systems. SCOPE OF SERVICES: Observe and report on abnormal building automation activities at identified properties. Inform facility maintenance staff of issues identified through monitoring the building automation system. Respond to and make requested adjustments to the facility support systems controlled through the building management systems. Dispatch maintenance personnel for priority service requests in assigned facilities. Initiate repair work orders for confirmed deficiencies for properties as directed. DUTIES AND RESPONSIBILITIES: Observe and report all abnormal activities identified through generated building automation system alarms to the appropriate facility engineers. Inform maintenance personnel of all priority 1 service requests for assigned buildings. Maintain and archive an accurate activity log for all abnormal activity identified. Ability to manipulate the automation system control points to achieve requested operations by maintenance personnel. Read, interpret, and utilize the monitoring graphics, the point, and program database to provide input for proper operation of equipment, and generate usable reports requested by maintenance personnel. Respond to emergencies pertaining to building data center issues, fire alarms, utility power failures, uninterruptible power systems, emergency generators, HVAC, general electrical, and plumbing equipment. Follow established safety and environmental policies and procedures. Opens emergency bridge calls at the direction of the chief engineer or designee. Support and assist all associates in the performance of their duties, includes but not limited to co-workers, supervisors, vendors, suppliers and the facility tenants. Ensuring that critical site standards are followed regarding access to critical areas. Participate in the development of co-workers, seek and achieve individual personal and professional improvement. Additional responsibilities as directed by the Chief Engineer or designee. QUALIFICATIONS: A High School Diploma or GED is mandatory. Fundamental computer operating skills using windows based software is required. General mechanical equipment operating experience. Ability to work unsupervised Ability to make decisions based on common sense. Understanding of mathematical functions. Strong inter-personal and communication skills are required. Possess good written and vocal correspondence skills; Ability to follow directions in prioritizing tasks and completing them. Willingness in developing proficiency in the BAS system POSITION DETAILS The position supports a 24/7/365 operation. Overtime is a condition of employment. Split shifts may be required. Stationary operators work an 8 hour shift and are not permitted to leave their area for extended periods of time, over 5 minutes, without requesting relief assistance. Stationary operators are not permitted to leave the assigned floor without a relief operator or authorization from the chief engineer or designee.
