Job Overview

As a member of the company's Design & Construction team, the Senior Project Manager of Construction's primary responsibility is to manage every aspect of assigned capital construction projects including permitting, procurement of vendor products and services, contracting, construction management and administration, document control, invoice processing & change management, commissioning, documentation closeout and turn-over. Projects include but are not limited to: Development of ground-up data center buildings Redevelopment or upgrade of existing properties to state-of-the-art data centers Expansion of data centers and critical infrastructure within existing facilities or on existing property Large customer fit-outs and retrofits to accommodate customers occupancy and deployment needs Duties: Entitlements & Property Development (Supporting Role): Assist VP of Acquisitions, GM, or other CoreSite stakeholder responsible for managing the Entitlements process with site exploration and diligence as required by AHJ processes, and in order to assist the Design Manager and Design Team with information crucial to informing the design Assist Design Manager as needed with review of drawings and specifications and providing comments and feedback, ensuring clarity and completeness of scope definition and adherence to CoreSite standards Assist Design Manager as needed in preparing for the building permit application plan check process Proactively draft complete project schedule that accurately summarizes activities following completion of the design process and dependencies Proactively consult with vendor partners to evaluate lead times and staff/labor availability in preparation for bidding Design (Supporting Role): Permitting (Primary Responsibility): Manage the permitting process by understanding the process requirements and working with the CoreSite Design Manager and Design Team to navigate the process Ensure quick responses to plan checker comments Work with Design manager and Design Team to understand any applicable non-standard permitting requirements independent of the AHJ Building Department Procurement & Contracting (Primary Responsibility): Create RFP's for all procurement items, clearly defining scope, breakout of pricing, requested alternates, and other pertinent information needed to properly evaluate a proposal before contracting Provide bidding documentation to vendors with RFP's (contract forms, drawings, specifications, etc.) Enter requisition into JDE system Work with Procurement and Legal to draft contract and exhibits Finalize project scope, schedule and budget and coordinate with Finance for cash management Work with all internal departments to ensure BOM's are generated early and scope is procured thoroughly Construction Management, Administration & Document Control (Primary Responsibility): Produce monthly project reporting that summarizes project risks, schedule milestones and variances, analyzes budget status, etc. Lead project kick-off meetings and vendor coordination meetings as needed Lead all Data Center Readiness internal meetings and manage checklist items Attend all project related meetings including but not limited to BIM Coordination, OAC, CX Coordination, etc. Save and file all project correspondence and ensure all project related files are saved for record including but not limited to Meeting Minutes, Change Order Logs, Issues Logs, Master Schedule Updates, Look-Ahead Schedules, Progress Reports, Progress Photos, Deficiency Logs, Observation Reports, RFI Logs, Submittal Logs, BIM Clash Reports, etc. Manage all aspects of the project to ensure that set expectations regarding scope, schedule, budget, and quality are attained Establish and implement methodology for eliminating scope creep, mitigating schedule delays and ensuring construction installations meet quality expectations and CoreSite standards Ensure that all vendor partners are in compliance with contract terms and conditions Monitor the RFI process and mitigate scope creep, schedule impacts, and changes to CoreSite standards Monitor BIM Coordination process and mitigate scope creep, schedule impacts, and changes to CoreSite standards Track the delivery, inspection and installation of all Owner Furnished Equipment Facilitate coordination between designers, installing contractors, Owner Furnished Equipment vendors and Owner Furnished Services vendors Review and validate project safety plans and measures Review and validate site logistics plans Oversee the creation and implementation of Methods of Procedure for critical work Ensure occupancy requirements are met and punch list items are completed quickly Invoice Processing & Change Management (Primary Responsibility): Ensure timely submission of vendor invoices to Accounts Payable Review and approve invoices in a timely manner to ensure that payment terms can be met Work to ensure that invoices are compliant with AP requirements and that the appropriate level of detail is provided Ensure accuracy of invoices prior to approval for payment Review all change order requests and ensure compliance with contract requirements Provide clear direction to all vendors related to change requests Vet all requests for additional scope that originate from other CoreSite stakeholders Procure services based on CX standards defined by Engineering Department Facilitate coordination between CX Agent, General Contractor/Subcontractors, CoreSite Engineering to ensure that the testing scope is complete and the sequence of testing is thoroughly planned Manage schedule and budget for commissioning and integrate CX plan into master project schedule Review systems training needs with DCO and ensure that training requirements have been purchased and scheduled appropriately Commissioning & Training (Primary Responsibility): Closeout & Turn-over (Primary Responsibility): Collect, audit, and deliver As-built Documents, Operation and Maintenance Manuals, Warranties, and other closeout documents to Data Center Operations team and save to archives Ensure keys, spare parts and extra materials are documented, verified, and transmitted to the DCO team Ensure vendors submit final invoices in a timely manner to facilitate total project financial closeout and final cost reconciliation Work with Accounting and Procurement to close contracts, PO's, and requisitions and close all accounting codes Conduct a final Data Center Readiness meeting with all key internal stakeholders to ensure that the facility can be operated and
