Job Overview
As a Quality Control Specialist, you witness and approve the execution and installation of renovation and new construction projects, creating a lifecycle for multimillion dollar, multifamily apartment home communities. You also act as the eyes and ears of the Safety Manager while collaborating with vendors and workers to create a safe and happy workplace. Here are the roles you'll play:
Roles You Will Play
The Leader
- Collaborate with field execution teams to assure all construction practices meet Cortland's high quality standards while continuing to enjoy building new structures
- Lead your execution teams to meet the required Cortland standards to provide the best resident experience
- Provide guidance to the execution team to meet the high expectations dictated by the Cortland Quality Control standards
The Inspector
- Know how to inspect superior concepts in the creation of multifamily homes, including concrete standards, framing standards, roofing standards, envelope sealing, mechanical systems, insulation, energy efficiency, windows, doors, and exterior finishes
- Understand how Cortland's standards apply to finishes - which include drywall, level 4&5 finishes, fixture installation, paint, trim, cabinet installations, appliance installations, tile and backsplash installations, flooring installations, railing installations, and stair installations
- Express familiarity with accepted building practices, including techniques, code requirements, standard OSHA safety practices, and daily reporting requirements
- Ability to perform phase inspections: Pre-Pour, Building Envelope, Framing/Pre-Drywall, Final Exteriors and Final Interiors
- Skilled in Due Diligence Inspections for new acquisitions
- Coordinates on site mock- ups of exterior wall assemblies
- Skilled in waterproofing procedures and products
The Task Master
- Survey and inspect all prospective existing projects under consideration to buy, value-add and new construction projects
- Produce daily reports and quality grades to the execution teams during the execution phase of the project
- Provide final inspection services, including a final punch list for the execution team to enable a successful handover to the Cortland owner
- Understand the difference between minimum requirements and Cortland's high quality requirements

Building Blocks of Success
- Stellar 3+ years of experience in the construction industry
- (BECxP) Building Enclosure Commissioning Process Provider preferred
- ICC Certifications in Building, Plumbing, Mechanical and Electrical preferred
- Bachelor's degree in construction, engineering, architecture, or a related field or equivalent inspection/construction management experience
- Proven project management skills for each stage of construction and renovation
- Solid understanding of due diligence, installation practices, and associated deliverables
- Deep knowledge of standard practices compared to our high quality standards
- Strong analytical, problem-solving, and collaboration skills
- Proficiency in Microsoft Office (Word, Excel, and Project)
