Job Overview
Position Summary:
The Sr. Facilities Engineer utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, equipment and grounds. Sr. Facilities Engineer leads the facilities team and manages vendors in maximizing building system operations and performance, and utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling in performing their duties.
Essential Functions and Responsibilities:
Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions requested by tenant.
Oversees and inspects the work performed by facilities staff and outside contractors. Contracted work may include landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning.
Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.
Updates and maintains process documents and spreadsheets on a weekly basis: inventory management, maintenance scheduling and preventative maintenance plans, key management, work order reports and any other documents as required.
Reviews assigned work orders. Estimates time and materials needed to complete repair and oversees scheduling of work orders. Orders necessary materials and supplies to complete all tasks. Works with the accounting team to remain in budget or plan for deferred maintenance.
Ensures measures are taken to operate all systems and complete all work in the most efficient manner to keep operating costs at a minimum.
Maintains the building lighting system, including element and ballast repairs or replacements.
Performs welding, carpentry, furniture assembly and locksmith tasks as needed.
Responds quickly to emergency situations, summoning additional assistance as needed. Available after-hours in case of emergency.
Works with tenants, vendors and clients in a positive manner, keeps all parties updated and shows good customer service.
Qualifications:
High school diploma or GED required; Associates or Technical degree in a related area is preferred
5-7 years relevant work experience required
Previous supervisory experience preferred
Universal CFC or HVAC certification preferred
Additional certification in one or more of the following areas is preferred:
Electrical
Mechanical
Painting, plumbing, or carpentry
