POSITION SUMMARY/OBJECTIVE

The Regional Construction Manager is responsible the strategic direction and supervision of City Construction Managers and all rehab activities for assigned markets, delivering target production of completed Single-Family Rental (SFR) units within the region on time, budget and to company standard. The Regional Construction Manager is responsible for contributing to organizational structure design and its implementation via the sourcing, training, and on-going accountability controls of direct reports. Building a cohesive team and integrated culture is critical, as is the assisting of City Construction Managers in stabilizing and building teams of their own. A focus on driving production/productivity and quality control through compliance to VineBrook Homes' processes and policies is key to success.

The Regional Construction Manager will work closely with the Vice-President of Construction in the execution of the company's strategy related to rehab (primarily production based) by directing the team, participation in development of enhanced processes and reporting. Finally, the Regional Construction Manager is responsible for leveraging data and reporting throughout the team to drive results, quality control, and transparency. Ultimately, the role will leverage deep knowledge of our workflows and standards combined with accountability and strong leadership to ensure regional production targets are met.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Works with Vice-President of Construction (VP) to execute on Rehab group goals, objectives and business strategies to maximize production of SFR assets within target timelines, budgets, and standards. The Regional will directly monitor and manage this goal by ensuring productivity and quality control expectations are met in their total area of coverage and the individual markets assigned to them. Regional Construction Managers ensure assigned markets achieve production goals.

Monitors and analyzes operating results of core rehab activities on an ongoing basis and ensures that acceptable performance is satisfactorily maintained. Critically, installs a culture of transparency and reporting usage among City Construction Managers in their coverage area.

  • Reports up-line to VP on weekly, monthly, quarterly and yearly performance and production for assigned markets, which includes forecasting, identifying headwinds and tailwinds and formulating goals to achieve individual and overall market results according to and in-line with company goals. Establishes performance standards and organizational structure with City Construction Managers to achieve stated goals. It is critical that the Regional Construction Manager has mastery and deep knowledge of underlying market assignments and is pro-active in making recommendations to achieve goals to the VP and/or keeps the VP informed of decisions duly made with natural authority/empowerment inherent to the position.
  • Participates in formulating annual goals and business plan in line with the Company's strategic goals and develops budget(s) for assigned markets by analyzing and evaluating financial statements, reconciling monthly statements against approved budgets, and working with the VP and Partners and others to discuss financial resource needs and issues.
  • Oversees the production performance and compliance of the Company's Rehab Management procedures and policies by inspecting properties, reviewing quality control results, conducting operational and system audits, and developing corrective action plans as necessary to achieve stated goals and objectives.
  • Interviews, hires, develops, evaluates, and terminates subordinate management personnel.
  • Identifies, and ensures the development of, succession candidates for the Regional role and other key management within the construction group.
  • Leads the development, implementation, and ongoing management of estimating policies, procedures, and guidelines
  • Provides advice, guidance, and leadership direction to subordinate construction management team to ensure proper execution of major projects and operating plans consistent with corporate goals and objectives
  • Actively supports the Company's commitment to safety and its Core Values.

Performs other responsibilities as directed or otherwise required or assigned.

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS AND ABILITIES)

  • 5-7 years of construction Experience
  • Bachelor's degree not required, but a plus
  • Construction Management experience
  • Management experience in multiple locations/Cities
  • 2+ years in a leadership position within VineBrook Homes, ideally in the role this position will oversee (internal candidates)
