Job Overview

Must have experience within ELECTRICAL CONSTRUCITON as a PROJECT MANAGER overseeing MECHANICAL/HVAC/PIPING projects in order to be consider for this opportunity

Description:

This position requires a safety focused, customer focused, team player to manage plumbing, mechanical, and other construction projects through effective communication, negotiation, scheduling, tracking, document control, and forecasting of costs and profitability while upholding the company core values. The Project Manager performs work under strict deadlines to ensure contract requirements are followed; budgets are met, and progress billing and retention are received. Maintaining accurate records and keeping detailed notes are crucial. This position will be an in office role around Jessup, MD. Our client does have an office in Northern VA as well that they can work out of.

Responsibilities:

• Plans, executes and controls assigned projects. Oversees HVAC mechanical and plumbing process to ensure that it is performed safely.

• Controls project costs including labor, material, equipment, and subcontractors to ensure project revenue and profit goals are met

• Secures new work and change orders from the existing customer base. Assist with estimates and as required presents proposals and change orders to the customer.

• Manage project development efforts and performs pre-bid reviews.

• Reviews and interprets contract Terms and Conditions, plans, and specifications.

• Facilitates and reviews drawing layouts, coordination drawings, and details for proper job installation.

• Analyzes financial reporting system data and project schedules to proactively address potential problems and successfully manage project constraints of schedule, budget, scope, and risk. Investigates solutions and establishes project recovery plans.

• Provides ongoing project cost and estimate analysis reporting. Manages allocation of costs to financial reporting systems.

• Coordinates RFIs, Change Orders, and submittals ensuring accurate information is incorporated in job folders and the project accounting system.

• Uses tracking and reporting tools to effectively communicate project progress and financial status to management.

• Proactively investigates opportunities for project scope improvements which result in value-added change orders. Performs associated cost estimates, prepares proposals, and secures customer acceptance.

• Responsible for project cashflow management including collections, cost control, progress billings and payables.

• Oversees assigned projects for compliance with specifications, local codes, and installation techniques.

• Uses negotiation skills to resolve disputes related to each project.

• Coordinates equipment and material procurement.

• Provides high quality written communications.

• Develops and maintains viable long-term relationships with customers and subcontractors.

• Attends job progress meetings as required and visits jobsites to ensure work meets contract requirements. Ensures subcontractors understand scope, budget, schedule and safety expectations of the project.

• Coordinates performance and compliance of owner training requirements.

Additional Skills & Qualifications:

-5-10 Years experience (Open to seeing a strong APM that is ready to be a PM)

-Knowledge of the DMV construction market

-Familiar with govt, industrial, healthcare projects

-Will be using Microsoft Project scheduling software as well as Bluebeam

-2-4 yrs of engineering or trade school training such as an engineering degree or equivalent

-7 years experience as a PM or commercial plumbing HVAC contractor

Work Environment:

-90% in office in Jessup MD with occasional travel to sites
