Job Overview
Salary: $16-$17.50/hr
Eligible for 16 days of paid time off, and full benefits available.
Summary: Performs cleaning, organizing and other common area cleaning functions on buildings, equipment, facilities and grounds.
Skill Requirements:
• High school diploma or equivalency preferred. Technical background from university or vocational sources a plus.
• Minimum 1- 3 years experience in janitorial, general grounds or buildings maintenance.

Duties and Responsibilities:
• Provides excellent customer service to homeowners, residents, and staff.
• Reports to General Manager and Board of Directors.
• Responsible for the care and upkeep of building and grounds for the entire community.
• Thoroughness and commitment to ensuring spaces are ready for the next day, including taking out trash, tidying, rearranging furniture, and wiping surfaces as needed.
• Sweeping and mopping of floors, as well as vacuuming carpets
• Daily cleaning and sanitizing of all bathroom facilities, including toilets, sinks, and showers
• Restock necessary items (e.g. soap, paper products)
• Cleaning of mirrors and windows as needed
• Monitors contractors (building or resident hired) to make sure that they are following building policies, including but not limited to protecting floors and walls in common areas, working within permitted vendor hours, and following guidelines as outlined in the Building Resident Handbook or other instructions given to the contractor by the Board of Directors, Architectural Committee, and/or the General Manager.
• Walks around the exterior of the facility on a daily basis to spot any obvious conditions that need attention or maintenance. (including but not limited to janitorial, maintenance, and/or landscaping needs)
• Ability to perform basic maintenance work and minor repairs is a plus (replacing broken switches, repairing door handles, replacing light bulbs etc.)
• Commitment to reporting major damages to management.
• Complies with all safety procedures and requirements

Physical Requirements
• Capable of working extended hours, to include evenings, weekends and holidays as necessary.
• Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
• Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
• Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 50 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
• This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
• Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
• Must be able to work in small and confined spaces for extended periods of time.
Environmental Requirements
• Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
• Vacuum and/or clean carpet and spray deodorizer in hallways on residential floors, offices and common areas per schedule.
• Clean, sanitize and disinfect restrooms; sweep and mop floors; stock paper towels, toilet paper, soap and replace can liners on a daily basis.
•Clean glassed entries twice daily in the morning and afternoon. Clean all other glassed areas weekly or as needed.
•Dust all furniture, fixtures and flat surfaces weekly. Use furniture polish where applicable.
•Sweep and mop tiled floors daily. Use a dilution of neutral cleaner and water on tiled floors. Clean exterior walkways per schedule.
•Clean lobby floors, windows and doors; elevator's walls, floors, doors and tracks; and water fountains. Inspect and clean daily if needed.
• Clean offices daily. Tasks include sweeping and mopping tiled floors, vacuuming carpet, cleaning walls and doors, dusting furniture and fixtures and removal of trash. Clean microwave and refrigerator weekly.
• Collect and dispose of all trash from interior & exterior receptacles to designated trash shoots or bins daily. Clean receptacles and replace can liners. Receptacles are located in offices, restrooms and all common areas throughout property.
• Clean exercise room daily. Responsibilities include sweeping & mopping floors, dusting equipment, cleaning mirrors, windows, doors and disposing of trash.
• Sweep stairwells weekly, mop monthly. Clean the handrails, doors and fixtures monthly or per schedule.
• Clean trash chute room doors, walls, chute facings and enclosures daily.
• Assist Custodian Supervisor with cleaning tasks or special projects as directed.
