Job Overview

Summary

Oversees and performs the general upkeep at all properties to a level that is compliant with contractual agreements and fire safety parameters. Seeks awareness of the requirements and identifies maintenance issues and either repairs or consults with supervising staff to possibly refer to outside vendors. As the maintenance of owned or rented properties is critical to consumer safety as well as the corporate reputation, it is imperative that maintenance issues be identified and corrected in a timely manner.

Essential Functions

  • Visually identifies maintenance needs at all properties and repairs items as skill and tools allow, in a timely fashion. Submits request to Facilities Manager and CFO for consultation and approval if repairs are necessary to be referred to an outside contractor
  • Assesses the condition of the lawns and landscaping and when necessary causes irrigation to occur in order to protect plant material from loss. Applies seasonal fertilizer and pre-emergent as necessary to maintain landscaping in acceptable condition. Monitors properties for seasonal landscaping requirements (leaf removal, tree trimming, yard scalping, etc.)Reviews the exterior condition of all housing properties weekly and removes any and all debris that may have collected
  • Assures all lighting fixtures are operable with the necessary bulbs in place. Ensures all heating and air conditioning equipment is properly serviced and operable. Ensures no safety hazards exist and if hazard is determined, that repair is promptly made
  • Prepares housing properties for facility inspections and coordinates with Facilities Manager to meet deadlines. Maintains properties in compliance with applicable fire and safety requirements
  • Handles all housing maintenance requests in timely manner, checks the maintenance/transportation line daily, and coordinates the maintenance of the housing vans. Ensures all vans are maintained in accordance with manufacturers suggested criteria and that tires are safe and in good repair
  • Performs various support duties in relation to housing demands. These duties include but are not limited to: assisting members with move in/move out, submitting various informational notices to residents, assisting with house safety and maintenance checks, greeting and overseeing work of contractors or vendors performing specialized maintenance services, and monitoring for lease agreement adherence, ensuring that outside contractors complete jobs as contracted with quality materials and workmanship
  • Assures contractor invoices comply with work performed, and approves invoices for submission to next higher staff level
  • Performs other duties as assigned

Qualifications

  • Must have at least three years of relevant experience
  • Heating, Ventilation, & Air Conditioning (HVAC), basic plumbing, and basic electrical skills preferred
  • Effective verbal and written communication
  • General skill in exercising independent judgment, tact, patience, and understanding; maintaining effective working relationships with members, other staff, and the community
  • Must have intermediate computer skills
