Job Overview
The Maintenance Technician is responsible for conducting general maintenance and repairs on Hotwire's facilities and equipment which include electrical, mechanical, carpentry, plumbing and emergency systems as directed by the Office Services Manager.
Responsibilities:
Inspect buildings, electrical systems, grounds, and equipment to ensure safe, well-maintained conditions, identify hazards, defects, and the need for adjustment or repair.
Perform minor troubleshooting and repairs; replace light bulbs, fuses, plugs, switches and outlets.
Assist with preventive maintenance and troubleshooting on HVAC system, changing filters, bearings.
Complete maintenance work orders as assigned and in a timely manner.
Identify and perform basic service and repair on plumbing fixtures; open clogged lines and drains.
Identify and assist with carpentry and repair work; perform a variety of locksmith duties; install, repair, and replace locks on doors.
Maintain inventory of tools, supplies, and equipment; recommend tools, supplies, and equipment for purchase and order when necessary.
Conduct frequent inspection of fire extinguishers and automatic doors to ensure functionality.
Assemble and place furniture, hang pictures and bulletin boards, set up and take down tables and chairs and other equipment according to the required specification.
Ability to proactively obtain and provide cost/job comparisons for proposals from outside vendors/contractors.
Ability to read, interpret and work from blueprints, drawings, assembly or oral instruction on a variety of structures.
Establish and maintain effective working relationships with all level of employees.
Communicate effectively in a professional, tactful and courteous manner with employees, tenants and vendors/contractors.
Demonstrate flexibility when routine schedules and assignments need to be adjusted by the Office Services Manager to complete emergency or priority projects or handle situations to insure the safety and comfort of the occupants and staff of Hotwire Communications.
Respond to maintenance calls in a timely manner and available for 24-hour emergency calls.
Other duties as required or assigned.
Minimum Qualifications
High school diploma with some college or technical training
At least five years of maintenance experience and experience with facility equipment systems (HVAC, power distribution, plumbing, fire suppression systems) and project support
Proven track record in facility equipment troubleshooting and countermeasure development
Ability to organize and schedule one's own work assignments
Ability to effectively obtain bids and present proposals for work done by outside vendors/contractors
Must be proactive, detail oriented and professional
Must have excellent customer service skills
Able to utilize computer database for tracking work orders
Ability to communicate effectively, both orally and in writing
Knowledge of occupational hazards and safety practices/precautions
Ability to work days, weekends, evenings and holidays and participate with on-call rotation as needed
Work on an on-call schedule rotation
Ability to travel to various Hotwire locations as requested with minimal advanced notice
