STARTING SALARY:
- Maintenance Technician - $24.04/hr
- Lead Maintenance Technician - $25.04/hr
ESSENTIAL JOB FUNCTIONS:
- Monitor maintenance work performed by contractors and vendors at WellPower facilities; advise Facilities Manager and Lead Maintenance Technician of work being performed and of unusual conditions or problems related to work performed by contractors and vendors.
- Respond to emergencies by contacting appropriate service contractor and Facilities Manager and Lead Maintenance Technician. Take required corrective measures to prevent hazard conditions to persons or property.
- Perform walk-through (interior and exterior) inspections of assigned WellPower sites. Identify areas to locate damage and required repairs. Check buildings and grounds for damage, required service, and fire or safety hazards.
- Complete maintenance work orders as assigned in a professional and timely manner.
- Maintain landscaping, including lawns, shrubs, trees, flowers, and other landscaping materials. Notify Facilities Manager and Lead Maintenance Technician when landscaping services have not been performed timely by WellPower's landscaping contractor. Assist with snow and ice removal as needed at all WellPower sites.
- Perform minor plumbing repairs such as replacing washers, clearing small drain blockages, caulking fixtures, and repairing toilet flush valves.
- Perform minor electrical repairs such as changing light ballasts and replacing broken receptacles, switches, and lamp holders.
- Perform minor repairs to walls, floors, ceilings, doors, windows, window coverings, etc. Change light bulbs, fluorescent tubes, diffuses, lenses, etc.; change or clean filters in air handling units and terminal units. Monitor and log performance.
- Perform basic preventive maintenance tasks including cleaning, lubricating, inspecting, and adjusting heating, ventilating, and air conditioning equipment on a scheduled basis. Keep required logs of service tasks and dates.
- Rotating on-call coverage using company vehicle. (paid time if response necessary)
- Maintain a trauma informed environment of wellbeing.
- Perform other duties as assigned.
ESSENTIAL JOB FUNCTIONS:
- The Lead Maintenance Technician is responsible for all Maintenance Technician duties, as well as, assisting the Facilities Manager daily and providing department leadership in the absence of the Facilities Manager.
- Provide direction, training, and support to maintenance technicians.
- Order parts and supplies through Coupa for maintenance team members that do not have access to Coupa.
- Identify and/or troubleshoot issues, identify solutions, and execute repairs related to electrical, plumbing, HVAC, hot water heaters, etc. Engage third-party professional contractors, as necessary.
- Perform routine follow up and site inspections to ensure maintenance work orders are being completed timely and to WellPower Real Estate department standards.
- Assist as needed with the management of the Security vendor. Respond to all security mobile unit reports of incidents or occurrences as WellPower sites.
- Assist as needed with the access control software system; Brivo, including but not limited to; activating and disabling badges and fobs.
The Lead Maintenance Technician will hold:
- High school diploma or G.E.D.
EXPERIENCE: Minimum of five years with hands on experience in building maintenance,
construction, or HVAC controls.
The Lead Maintenance Technician will have the following additional Experience:
- Proficient with Microsoft Excel, Word, and Outlook
- Demonstrated experience with OneSite property management software.
- Demonstrated experience with Brivo access control software.
- Demonstrated experience with Coupa, including ordering supplies, parts, and requisition submittals.
- Demonstrated experience with Three-Phase Electric Power
SKILLS AND COMPETENCIES:
- Knowledge or ability to learn and practice trauma informed principles and practices.
- Good mechanical aptitude and good understanding of building electrical and mechanical systems and structures.
- Ability to organize tasks and plan schedules.
- Valid current Colorado Driver's License and good driving record.
