Overview:

We are currently seeking a Maintenance Supervisor to join our Maintenance Department! Join a team who has fun together and enjoys interacting with our caring residents.

Responsibilities:

The Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems.

Supervisory Responsibilities:

Hires and trains maintenance department staff.
Organizes and oversees the schedules and work of maintenance staff.
Conducts performance evaluations that are timely and constructive.
Suggests discipline as needed and in accordance with company policy.

Duties/ Responsibilities:

Oversees the day-to-day operations of the maintenance department including prioritizing work orders and apartment turnover.
Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
Assesses building systems to plan work assignments and project schedules.
Develops maintenance procedures and schedules.
Ensures maintenance and repair work is completed correctly and in a timely manner.
Assists with departmental budget estimates and costs of specific repair project schedules. Process invoices as needed during the year.
Be responsible for safety / risk management within the Maintenance Department.
Participate in Safety Committee meetings.
Being available for emergency calls and snow removal.
Assist in directing, scheduling and supervision of outside vendors for both buildings and grounds.
Regularly meets with Director of Plant Operations and/or Executive Director to discuss purchases, supervisor issues, maintenance issues and management concerns.
Assist in providing input for preparation of the annual budgets.
Performs other related duties as assigned.

Qualifications:
2+ years supervisory experience and 5+ years of maintenance experience preferred.
High school diploma or equivalent required.
Excellent analytical and problem-solving skills.
Ability to identify issues and determine repairs that are needed.
Ability to plan maintenance schedules for building systems.
Proficient with Microsoft Office Suite or similar software.
Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
Ability to physically perform repairs when needed.
Lift up to 50 pounds at a time, push, pull with frequency.
