Job Overview

Description:

Roundhouse is actively seeking professional, hardworking, and motivated team player for the position of Maintenance Supervisor. The Maintenance Supervisor will work closely with management in overseeing and coordinating the daily operation of the maintenance team to ensure the repair and maintenance of property facilities and units. Qualified candidates must possess the following skills in addition to being a motivated and positive self-starter.

Key Responsibilities:

Ensures that all work orders, make-readies, repairs/replacements are completed correctly, timely and according to Roundhouse standards. Handles tasks that are considered more complex and/or labor-intensive.
Conduct vacant ready walks on all units marked 'ready for move in' prior to move in.
Work with onsite staff to minimize turn and renovation time.
Oversee large capital projects and renovation schedules to ensure goals are met.
Make sure all community software is being utilized proficiently as dictated by company policy and guidelines.
Monitor and manage the maintenance inventory based on property needs while staying with the budget.
Build and maintain positive working relationships with vendors.
Must be able to use sound judgment when evaluating the quality of work and be able to communicate issues in a constructive and goal-oriented manner.
Ensure that staff members are trained safely and properly on the use of equipment, repairs, communication with residents, and chemicals being used on the property.
Monitor community daily to ensure all areas are up to par. These areas include dumpsters, pet waste areas, parking lots, mailbox, model units, common area amenities, and Leasing Offices. This includes cleaning when necessary.
Communicates and shares information with the Community Manager regarding overall property maintenance condition, status, and staff.
Ensures maintenance goals and objectives are mutually understood and provides feedback.
Ensure that your community is adhering to city and state laws regarding OSHA, safety standards, employee communication, and general community operations standards.
Ensure that yearly inspections/service of equipment and safety are being completed in a timely manner.
MUST be available for on-call, emergencies, and snow removal when required.
Use of a personal vehicle and some personal tools may be required at times.
Participate in the hiring, training, and development of new maintenance technicians.

Requirements:

About You:

Two (2) years of supervisory experience.
Three (3) years of experience as a maintenance technician.
Excellent time management skills and ability to prioritize work.
Strong written and oral communication skills.
Experience with property management software preferred (Yardi Voyager) is a plus.
CPO and HVAC are preferred.
Valid driver's license as some travel will be required between sites.
Intended Schedule: Monday - Friday 7:30am - 4:30pm
