Alexandria is seeking a highly motivated candidate with experience and passion at the intersection of the Internet of Things, construction / building automation and optimization to build and then lead a smart building program for Alexandria's world-class programs and projects The ideal candidate will have experience identifying and implementing projects on new and existing buildings that reduce operating expenses and produce employee satisfaction by deploying manageable analytics, sensors, technologies, and enhanced operational protocols to deliver a strong ROI. The candidate will have a strong base in their understanding of how buildings are designed, built, and operated. Deep design skills in at least one design discipline, preferably a low voltage system or mechanical/electrical design experience and has a background, experience working with architects, engineers, specialty consultants, and clients. Essential Duties and Responsibilities: Serve as a subject matter expert on high performance buildings to support our regional teams with smart building initiatives on new and existing buildings Analyze data from building systems to identify and prioritize optimization opportunities Coordinate with the technology team to ensure projects and technologies are in-line with Alexandria guidelines and expectations Track and report on work performed in detail for collaboration with others Maintain effective relationships with internal and external clients, architects, engineers' contract and other team members Coordinate with Sustainability Team to develop ROI calculations, secure budgets and manage projects resulting in achieving company suitability goals Contribute to the implementation and/or ongoing management of fault detection & diagnostics (FDD) application(s) Necessary travel required Qualifications and Experience: Bachelor's degree in Mechanical, technology, Electrical or Architectural Engineering (or similar technical degree with directly applicable experience in building systems) 5+ years of technical experience identifying, deploying, commissioning, retro-commissioning, optimization and or analytics Ability to use building data to identify performance improvement opportunities down to the root cause, develop specific action plans and/or projects, manage those projects and verify results Strong knowledge of large commercial HVAC systems, how their components work and interact with networks, and how they are automated, controlled, monitored and measured Experience preferred working with management teams, equipment, projects, and operating protocols in sensitive indoor environments Demonstrated ability to understand and work with Floor plans / Construction Documents Demonstrate effective project management skills, specifically in areas of planning, directing work efforts, and motivating teams Demonstrated ability to manage multiple projects Excellent written and verbal skills Be a self-starter, and highly motivated individual Desire to treat people with respect under all circumstances, instill trust in others while upholding the values of the organization
