DEPARTMENT FUNCTION/JOB OVERVIEW

Monitors, maintains, repairs gauges on heating and cooling automatic equipment. Makes periodic rounds and checks on equipment to insure proper operation and note potential concerns. Operates, maintains, and repairs feeder pumps. Operates air conditioning equipment and refrigeration systems. Work will be performed in an ethical and legal manner following organizational policies, processes, protocols and procedures . Responsible for quality service delivery and internal/external customer relations for Madonna as a whole, including upholding the mission and values for the department and facility.

ESSENTIAL FUNCTIONS

(INFORMATION)

  1. Assists in maintaining records to ensure compliance with state and federal regulations.
  2. Performs chemical tests, diagnoses, and applies all chemicals added to heating and cooling equipment to devise the best water quality and stability possible.

(PEOPLE)

  1. Follows instruction from supervisor to perform other functions as assigned in order to achieve the goals within the department.
  2. Assists in the training of personnel in the operation and repair of equipment.

(THINGS)

  1. Examines equipment for wear and proper operation to ensure extended life of all heating and cooling equipment.
  2. Performs requisitioned, corrective, emergency and routine preventative maintenance on cooling equipment, circulation pumps, and supply lines, compressors, refrigeration and filtering equipment to avoid costly and untimely break downs and down time.
  3. Diagnoses system malfunctions on cooling and refrigeration equipment. Repairs or replaces defective parts as necessary.
  4. Responsible for inspecting, calibrating, adjusting, lubricating of all cooling and refrigeration components.
  5. Inspects and changes air filters as needed to extend the equipment life and supply clean, fresh air into rooms and all common areas.
  6. Maintains and ensures a safe environment for the department.
  7. Handles and operates all necessary equipment and performs required duties according to established safety standards to maintain compliance with regulations and prevent injury.
  8. Maintains HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas.
  9. Serves as weekend rotation coverage.
  10. Assists other employees within the department as requested.
  11. Operates snow and ice control/removal equipment as needed.

PHYSICAL DEMANDS AND ENVIRONMENTAL CONDITIONS

  1. Requires standing - walking 90-95% of the time.
  2. Requires mobility - bending, twisting, crouching, crawling, climbing, balancing, etc., 45-50% of the time.
  3. Exposed to loud noises, vibrations, dusty and dirty conditions.
  4. 75% inside â 25% outside work - exposed to extreme temperature changes, with wet and/or humid conditions.
  5. Medium work - lifting up to 100 pounds maximum with occasional carrying of up to 50 pounds.
  6. Routinely exposed to biohazardous materials.
  7. Mobility required for travel to scheduled events or meetings as needed.

QUALIFICATIONS

Requires a high school diploma or equivalency. Five years experience of operating or repairing on commercial air conditioning or heating equipment with a minimum of 18 months experience in refrigeration required. Must possess license of Universal Technician to handle the refrigeration gases. Valid Nebraska driver's license and proof of good driving record preferred.
