FACILITY MANAGER

Duties include but not limited to: Perform and supervise janitorial work, building and grounds maintenance, a nd repair an d maintenance of County Facilities; a nd other dutie s as assigned. Salary is set o n the Adams County Exempt Pay Scale EE4 w i th beginning salary starting a t $58,882 . 01, range up to $75 , 150.02 . The major function of this position is to perform and supervise janitorial work, building and grounds maintenance, repair and maintenance of County Facilities.

Persons in this position will receive supervision from the Management Staff of the Public Works Department. Persons in this position perform day-to-day supervision of Janitorial/Custodial Techs. 4.0

SPECIFIC DUTIES AND RESPONSIBILITIES General assignments include, but are not limited to: • Performance of Janitorial/Custodial Tech duties; • Scheduling of staff to cover janitorial/custodial needs; • Keep inventories necessary to accomplish day-to-day operations of janitorial/custodial needs; • Purchase supplies and materials necessary for the operation of County Facilities; • Other duties as assigned. 4.2 Repair and Maintenance: • Maintain and monitor HVAC systems including filter replacement; • Plumbing maintenance; repair of leaks, cleaning of drains, cleaning blockages, replacement of valves and fixtures, etc. • Electrical maintenance; replacement of bulbs, ballast, switches, cleaning fixtures and necessary repair to switches and cords; • Paint and repair to drywall surfaces; • Routine weather-stripping, caulking and/or re-grouting as required both internally and externally; • Maintain flags, flagpole and lighting associated with the flagpoles; • Periodically check the fire alarm system and also ensure all fire extinguishers are checked annually; • Maintain/trouble shoot the operation of an elevator and be able to restart • Other duties as assigned.

REQUIRED KNOWLEDGE AND ABILITIES Knowledge of water and sewer systems; Knowledge of modern methods and materials of custodial work; Knowledge of modern methods and materials of grounds keeping and landscaping work; Knowledge of the circuitry and maintain ability to reactivate overloaded circuits or other problems and to notify Management representative when electricians are required; Working knowledge of the heating/cooling systems to be able to restart in the event of a failure; Ability to operate tools and equipment used in custodial work in a safe and efficient manner; Ability to operate tools and equipment used to maintain lawns and grounds in a safe and efficient manner; Ability to comprehend and willfully take orders as well as follow directions; Ability to work independently when given directions; Ability to establish and maintain effective working relations with elected and appointed officials and county employees. MINIMUM QUALIFICATIONS Must be able to sit, stand, bend, or kneel for extended periods of time and maintain physical condition and manual dexterity; Must be physically able to climb on ladders up to 14 and lift and/or carry up to 75 pounds; Must have excellent moral character and be able to get along with a diverse population including county staff and citizens; Must maintain a neat, clean personal appearance; Basic knowledge of computer operations; High school diploma or equivalent. DESIRABLE QUALIFICATIONS AND ABILITIES Familiarity and/or experience with tools, equipment and techniques commonly used in the performance of related tasks; Familiarity and/or experience with HVAC systems, plumbing, elevators, electric circuitry and techniques commonly used in the performance of related tasks; Four years or more experience working in a similar position; Ability to learn techniques involved with the repair and maintenance of county facilities; Two or more years of supervisory experience; Possession of a valid Class A CDL Washington State Drivers License. WORK ENVIRONMENT While performing the duties of this job the employee works in many different environments. Typical repair/maintenance and janitorial work is completed inside an office building while grounds maintenance takes place outside. Occasionally has to be outside in extreme weather from hot summer temperatures to the cold snowy weather of winter. Work conditions may require responding to situations at night and on holidays.
