Job Overview
Overview:
This position is responsible for Conducting routine maintenance orders such as paint and drywall repairs, routine electrical and plumbing maintenance, adjustment to the climatic control system, installing television sets, replacing/repairing locks, etc.
Responsibilities:
Essential Functions:
Performs maintenance and repairs on facilities, equipment, and other District property.
Reads blueprints, diagrams, and/or sketches in the preparation and performance of tasks.
Performs preventive maintenance according to assigned schedules or when directed.
Performs a variety of general maintenance, repair, overhaul and construction duties.
Maintains all required records and information pertinent to costing out work assignments as required.
Prepares required reports and maintains appropriate instruction manuals, blueprints, and similar materials.
Carries out preventive maintenance programs as directed.
Monitors the static temperature of all floors in the facility.
Applies cost-effective measures in the utilization of materials and personnel.
Carries out tasks within capabilities involving a variety of maintenance crafts such as carpentry, plumbing, and machinery.
Dismantles devices, replaces defective parts, adjusts and calibrates equipment, installs new parts, lubricates, cleans, and tests equipment as required.
Keeps work areas orderly, clean and safe; assuring proper care in use of tools, equipment, and supplies.
Operates various hand-held manual, electrical, gas and trade specific equipment and tools.
Recognizes and reports any detected deterioration, repair needs and maintenance needs to supervisor.
Attends all required in-service trainings.
Prepares surfaces for painting or wall papering by removing old wallpaper and/or paint, washing, scraping, sanding, filling holes, cracks and joints.
Frequent Painting of complete areas or spot touch ups as required
Makes recommendations that affect budget decisions within the department.
Moves and rearranges furniture, spreading canvas to protect room contents and selecting equipment to erect scaffold, rigging or other staging to prepare work area.
Monitors and inspects work to ensure compliance with applicable codes and regulations.
Receives assignments and work orders and reviews them for priority status and designated time schedule.
Contacts vendors for purchase of materials and obtaining quotes; coordinating delivery of supplies to meet repair and installation schedules.
Prepares materials for installation, replacement, or repair by measuring and marking prescribed dimensions on materials and cutting to appropriate size.
Examines fire extinguishers and tests emergency lights to ensure proper functioning on a regular basis.
Removes and replaces window and door glass, ceiling tiles and broken hardware, door or other.
Builds items such as shipping crates, stands, display racks and instrument and equipment cases as required.
Performs system inspections, troubleshoot and repair of building equipment.
Maintains and ensures the safe operating condition of assigned equipment and tools according to sound trade practices.
Performs various record maintenance duties where applicable, i.e., work orders, materials and supplies utilized, cost estimates, labor required, maintenance logs.
Assists with the planning, estimating, and coordination of more complex tasks.
Inspects and maintains, if necessary Air Conditioning systems, security cameras, emergency generator oil and operations, chiller, and air handlers.
Emergency duty may be required of the incumbent that includes working in Red Cross shelters or to perform other emergency duties including, but not limited to, responses to threats or disasters, man-made or natural.
Qualifications:
Education:
High School Diploma or G.E.D supported by 5 (five) years of relevant work experience or 10 (ten) years of relevant work experience may be substituted for minimum education requirement. Vocational/technical diploma in trade apprenticeship preferred.
Experience:
Three (3) to five (5) years successful experience demonstrating skill in facility maintenance.
Basic understanding of general maintenance, painting, carpentry, plumbing and electrical
Experience with HVAC and/or chiller equipment is helpful and preferred, but not required
Ability to handle basic tools, (E.g. drill, saw, etc.)
Basic reading and writing skills
Basic communication skills
Ability to work safely, independently AND follow written/verbal instructions
Licensure:
Valid State Driver's License required with safe driver designation required.
