Responsibilities
Atwell's Construction Project Manager is the key member of the project team to which all functional disciplines on the project team report including the project superintendent, project engineer, field engineer, contract administrator and other peripheral team members as needed. The clarifying responsibilities of the Construction Project Manager is the successful management of client relationships as well as the profitability of the project.
- Project team leader with the ability to determine and delegate tasks to the appropriate level of execution, leading projects and programs to on-time, on-schedule and within budget.
- Collaborate with external project stakeholders (owner, architects, engineers, consultants, municipalities, utility providers, etc.).
- Ability to perform constructability reviews to understand the scope of the project, develop a sequencing and logistics plan and communicate potential issues with the project documents in a constructive manner.
- Ability to plan and sequence all aspects of a project's scope of work and assemble various levels of a project schedule (milestone, trade, look-ahead, etc.).
- Obtain necessary municipal permits, approvals and regulatory requirements.
- Ability to lead the project buyout process with great expediency.
- Ability to create project budget reports and communicate profit/loss status on appropriate intervals (i.e. monthly).
- Evaluate and approve payment applications.
- Knowledgeable of various forms of contracts (prime agreement, subcontracts, purchase agreements) and possess ability to understand primary risk mitigation clauses.
- Knowledgeable of various forms of insurance requirements and programs including bonding, general liability, professional liability, bonding and builders risk.
- Lead internal project team meetings.
- Lead external project team meeting with ownership and consultants.
- Ability to assess the progress of a project at the individual trade level, update the project schedule and hold team members accountable for timely execution and completion.
- Ability to assess and process change order requests inclusive of review of plans and specifications, subcontractor change order proposals, change valuation, communication of change requests to the owner and execution of the scope of work impacted by the change.
- Create and issue project reports.
- Perform quality assurance / quality control assessments and hold the construction team accountable to desired quality and safety standards.
- Ability to assess and determine manpower needs both internally and at the subcontractor level.
- Understand and manage all critical relationships amongst the project stakeholders.
- Tenacious ability to follow-up on details and bring them to their proper conclusion.
- Advance problem solver primarily through early identification and resolution of issues before risk escalates.
- Savvy and confident communicator with the ability to create positive action amongst the project team members and stakeholders.
- Team player with a passion to mentor to other team members as well as those within peer group.
- Participate in client marketing and business development activities which consists of proposal development, technical presentations, trade show attendance, client meetings and the development of marketing materials.
Qualifications
- Degreed construction professional with a minimum of 5-years of experience. Acceptable degrees and training include construction management, civil engineering, mechanical engineering, electrical engineering and/or Project Management Professional certification.
- Proven experience as a construction project manager.
- Build and maintain relationships by engaging business leaders to establish credibility, solve problems, build consensus and achieve objectives.
- Experience preparing and submitting budget proposals and recommending subsequent budget changes where necessary.
- Strong communication skills (verbal and written) and presentation skills to convey technical information to clients and business and financial reports to management.
- Strong analytical and critical thinking skills.
- Ability to perform under pressure and tight deadlines.
- Proven ability to work in a diverse environment and collaborate across multiple areas in order to achieve a common business objective.
- Interpersonal skills to influence and spur change, facilitate and enhance performance within a cross - functional environment.
- Immense proficiency in reading and understanding project plans and specifications.
- In-depth understanding of construction procedures.
- Proven experience in construction health and safety standards (i.e. OSHA30 certified, trained in fall protection, CPR, etc.).
- Proficiency with construction management software & systems (i.e. Procore).
- Proficiency with project scheduling software (i.e. Microsoft Projects).
- Proficiency with MS Excel and Word.
- Excellent time management and organization skills
