Job Overview

Description:

- The Project Manager manages and oversees all activities related to the planning and/or building of a construction project including estimating, scheduling, contract preparation and negotiation, submittal and material procurement, and management of client needs and expectations. - Clients include Airports, Hospitals, Colleges/Universities, K-12 Schools, Cities, Counties, Parks, Hospitality, Military, and Office. Responsibilities: - Manage the financial and contractual aspects of the projects assigned to ensure all commitments made to the client and financial expectations of the project are achieved. - Manage the buy- out process, including scope reviews, negotiating contract terms with subcontractors and vendors, preparation of subcontracts and purchase orders, and procurement of all executed agreements, proper insurance, Job Hazard Analysis from Subcontractors, and other required contract documents. - Schedule the project in logical steps and budget time required to meet deadlines, supporting each project's field staff with the required materials and labor in accordance with the project schedule. - Manage project documents to ensure all documents are up to date and distributed to project team so all working drawings align with the contractual agreement. - Manage all changes including distribution of documents, estimating where required to ensure accurate sub and vendor pricing, and presentation of pricing to client. - Problem solve. Actively and regularly plan and look for possible conflicts or problems on a job and take measures to avoid them. When problems do arise, work with the project team to produce solutions to solve the problem, and execute the solution. - Lead regularly scheduled project meetings with the client and design team to report progress of the project, and to communicate key issues of the project, and to hold the team accountable for any information required for the project. - Inspect and review projects to monitor compliance with building and safety codes, and other regulations. - Study job specifications to determine appropriate construction methods and material requirements. - Obtain all necessary permits and licenses. - Work with the field staff and quality control department to develop and execute job specific quality control processes and procedures. - Estimate projects as required for bid projects.

Qualifications: 5+ years of experience in commercial construction • Experience planning, coordinating and directing through all phases of construction projects • Extensive experience in cost estimates for complex projects • Experience with Onscreen Takeoff, Office Suite and Scheduling Software - ProCore is a plus! Preferred that Candidates Possess IDIQ, JOC, Experience Preferred that Candidates Know the Atlanta Market inside and out
