POSITION SUMMARY: The Senior Project Manager will lead construction management activities, provide project management leadership for multiple projects so that project work is completed on or ahead of schedule, on or under budget and that all internal and external stakeholders receive open and prompt communication of goals, objectives and timelines. Primary Projects are new ground up construction with some historic and rehab projects. PRIMARY RESPONSIBILITIES: Pre-Construction/Estimating/Project Start Up Schedules and leads kick-off meetings and other startup meetings Leads the estimating process for internal projects Reviews GC contract drafts and estimates Manages design/pre-construction phases of internal and external projects Works with design team to make sure all public/private utility services are coordinated Generates master project schedule for internal projects Conducts subcontractor/vendor scope interview prior to subcontract award for internal projects Review scope, timelines, cost and interview General Contractors prior to contract award for external projects Complete review of General Contractor contracts for external projects Negotiates and writes Subcontractor contracts for internal projects Construction Management Manages job start-up and schedule planning through project completion and closeout including use of appropriate tools Manage schedule impact events and implements timely recovery actions for internal projects with the project team and monitor external project schedules and report of deviations Challenges internal and external project team to identify and implement cost and time saving measures Lead (internal) and participate (external) in schedule logic reviews, weekly project team meetings, weekly Owner Architect Contractor meetings, mid-project review, and other necessary meetings required to effectively complete the project Implements and monitors project management tools on a regular basis for internal jobs Challenge subcontractor and general contractor pricing for cost issues prior to change order acceptance Review and obtain internal approvals for all internal and external change orders; process approved change orders with subcontractors and general contractors Forecast effectively project cost reports for internal jobs Documents timely potential issues affecting the internal budgets Reviews and approves Subcontractor billings and generates GC billings for internal projects Reviews and approves GC billings on external projects. Provides Monthly job cost reporting for internal projects Post Construction Ensure timely closeout including punch list Schedules and monitor eleven month walk thru with General Contractor Ensure completion of lien waiver (internal), HUD requirements, or other closeout activities Conducts post-mortem meeting internal and external Ensure all close out documentation is properly recorded for physical and electronic storage Responsible for resolving internal warranty issues and ensuring that external issues are completed Develop and implement systems and procedures for reviewing construction jobs of all sizes Scope design (from initial design to scope finalization) Specification standards Quality control measures Budgeting and bidding Upfront due diligence Construction monitoring Punch-list and close-out Warranty follow-up QUALIFICATIONS Bachelor's degree in construction management, engineering, or related field 10 years of experience in constructions as superintendent, project manager, or similar position Knowledge of scheduling software and project management software Knowledge of cost accounting reporting and approval applications Knowledge of Microsoft based software applications-Outlook, Excel, Word Thorough knowledge of trade activities through subcontractor or self-performance Experience in scheduling, estimating, and pre-construction processes and procedures Ability to adapt to a variety of situations and markets including: Senior housing Affordable family housing (new construction and rehab) Historic building conversion Market rate apartments Understanding of various labor requirements (Davis Bacon wage requirements, union and non-union developments) Possess good communication skills Must be very organized Timely and regular attendance Experience in multi-family housing industry (preferred) Must be able to travel 30-40% About Us: Dominium is one of the leading affordable housing development and property management companies nationwide.
