Job Overview
The Construction Manager is responsible for building effective crew personnel resources. Through effective management and supervision of field office resources, the Construction Manager will work to achieve the D. C. Taylor Co. vision of developing new customers who view D. C. Taylor Co. as "their roofer". This will entail creating project management-based relationships and executing high quality construction and service projects safely through flawless execution of processes for communications, project planning and scheduling, resource allocation, construction documentation, contract management and project execution. The Construction Manager ensures the field office personnel are receiving required training to perform their duties and responsibilities within the field office and company. The Construction Manager works with team members to develop project scopes of work, schedules and budgets as part of a proposal process, and participates with individual team members to identify and develop customer specific sales and pricing strategies.
Job Functions & Responsibilities
_Recruitment/Hiring_
Recruit, hire, train and retain skilled crew personnel to perform the volume of work required to meet or exceed field office revenue and hours goals.
_Lead/Project Generation_
Perform lead generation/prospecting activities to find new customers per the D. C. Taylor Co. vision.
Participate as part of the project team to assess means and methods, develop project budgets schedules, and scopes of work to ensure the work proposed matches customer needs and field office resource ability and capacity.
Keep sales people and project representatives informed as to the progress of assigned service and construction project planning, execution and closeout, including any issues that may impact the level of satisfaction the client may feel.
_Communication_
Communicate daily and manage the project with project supervisors regarding personnel development, personnel issues, and training requirement
Participate in internal pre-construction meeting to kick-off the project planning phase to ensure all construction documentation and additional information is transferred to the project manager and administrator assigned to the project.
Attend pre-construction meeting to transition the project from planning to execution; initiate the task lists required for proper project set-up and project communications.
Confers with building owners/managers, subcontractors, and project supervisors to solve problems that arise during the project.
Maintain planned communications with existing customers to ensure D. C. Taylor Co. remains on their roof.
Collaborate with team members who may not be directly associated with the territory but who may have influence to generate positive outcomes at the D. C. Taylor Co.
_Construction_
Make sure building permits are onsite, where required.
Verify the bill of materials (BOM); place purchase orders; place material orders for material to be delivered at job start; provide instructions to the project supervisor for what material is to be purchased at the job site.
Manage the project closeout process to ensure final inspections and punch lists are scheduled and completed, and that the commissioning process is complete.
_Management_
Execute project planning; perform tasks assigned and monitor all other planning activities to ensure timely completion in support of project scheduled start date. This would include writing the crew specification/Project Manual, review notice of award, drawings and estimates to get full understanding of the project.
Supervise project supervisor's development of the plan for completing the project, use the daily log to monitor execution of the project; identify delays and other issues leading to change orders, material inventory, and equipment usage. Provide corrective action when estimated project completion costs exceed the budget.
Visit job sites to inspect work in progress as part of D. C. Taylor Co.'s quality control process to ensure that workmanship conforms to quality standards, that work is being done safely, and that work is being completed on a timely basis. Quickly assess changes to the scope of work and prepare change order justification and documentation to present to building owner to change the contract accordingly.
Immediately address issues arising in the performance of work that could result in a positive or negative customer experience. Take appropriate action to capture customer credit or develop and put in motion a corrective action plan to turn the negative into a positive.
Direct, lead, or participate in process improvement events.
Position Requirements
4 or more years of experience as a roofing project manager (foreman).
Excellent troubleshooting and problem resolution skills; ability to deal with frequent change, delays or unexpected events.
Must be computer literate.
Strong leadership skills: ability to supervise personnel while managing the outcome of their efforts.
Organized & detail-oriented; ability to manage multiple tasks and prioritize effectively in a fast-paced environment.
Excellent written and verbal communication skills.
Bilingual in Spanish and English.
Above and Beyond safety skills demonstrated by courses and awards.
Preferred
Two-year technical degree in construction management or four-year degree in related field preferred
OSHA 30-hour certification; OSHA 10-hour certification; CPR; Certified Project Manager or Certified Construction Manager preferred, or willing to obtain.
Knowledge of Microsoft applications, CRM, Roof Logic, SharePoint, and Viewpoint preferred.
Work Conditions
Ability to work in the field in various climates and working environments including heat and extreme cold.
Ability to work on a rooftop environment which can include different heights, slopes, and dirty environments.
Ability to work 8-12 hour shifts, 5-6 days per week.
Must be able to sit at a desk for long periods of time.
Must be able to climb a 40-foot ladder and not have a fear of heights.
Must be able to travel for up to 2 weeks at a time.
