Job Overview

The Preconstruction Estimator will project and control construction costs for assigned projects, from the RFP to the bidding phase. From reviewing drawings and Schedule of Values (SOV), to project start up through completion, you will play a key role in the success of projects.

Description

  • Manage project bid startup including review and analysis of all drawings and RFP specifications, and staff/team communication
  • Scope project and create list of subcontractors, trades, and materials needed.
  • Create and maintain scope sheets
  • Manage subcontractor communication, and obtain bids from, subcontractors, subcontractor competition, specialty trades, and supply houses
  • Negotiate price and confirm subcontractor participation
  • Maintain project correspondence, documentation, and revisions.
  • Provide recap to senior management and sales including preliminary costs vs. hard bid costs, competition, schedule, cost spread, and subcontractor risk
  • Responsible for responding to all client correspondence in a timely and effective manner
  • Manage project startup process including handoff meeting, drawing log, contractor and subcontractor notification, project management sub-list, printed plans, permits, and follow-up on builder's risk quote and bonds
  • Develop and implement new purchasing strategies to deliver ongoing cost reductions and process simplification
  • Understand and effectively communicate preconstruction strategies to clients, which includes permitting process, value engineering, subcontractor market, and construction process as a whole
  • Establish and maintain relationships with subcontractors and suppliers to ensure adequate resources for all projects and to continually improve pricing and quality of work
  • Establish and maintain relationships with clients, architects, and engineers to assist sales in the procurement of future projects
  • Attend charitable, marketing, and networking events as a representative of the Company

Profile

  • 5+ years estimating experience
  • Bachelor's Degree required; concentration in construction or engineering preferred
  • Computer Software experience: Bluebeam, Smartbid, Viewport, Smartbid, On Screen Take off, and Timberline
  • Project experience including: K-12, Higher-ed, Mixed-use, Retail, Office
