Position Function: Under the general direction of the Design & Construction Manager, the Associate Construction Project Manager assists with administering the Bank's (CPB) real estate and major capital improvements strategy related to bank properties, including but not limited to development and/or renovation of commercial office buildings and branch banking retail bank facilities. This position will also assist with overseeing major capital improvements (including construction and major capital repairs/replacements) and support the Design & Construction Manager with project managing major capital improvements ranging from $50,000 to $25,000,000. Must be capable of managing multiple projects in multiple stages of development simultaneously. Performs all duties and interacts with internal and external customers in a manner aligned with the Company's Core Values of Teamwork, Integrity and Exceptional Services (TIES); Customer Experience Competencies of Customer Interaction, Empowerment and Ownership; and Basic Skills of Listening, Oral Communication, Written Communication, Action Orientated, Thoroughness, Problem Solving. Primary Accountabilities: Construction Project Management: Assists with major company space planning needs and construction related to major employee moves. Assists with coordinating and managing all phases of construction including the design, planning, construction, and hand-off to facilities department. Reviews documentation submitted by design consultants and prepares related documents. Assists in bid invitations, negotiations, and contract management of vendors, design consultants, contractors, and construction managers per strict banking and company procurement policies. Obtain bids as required, prepares documentation for various branch capital improvement projects and maintenance projects. Complete projects within reasonable time frame and within budget. Assists in creating project budget, scope of work, and comprehensive request for proposal based on strict banking and company procurement policies. Assist in reviewing and processing contractor submittals and requests for information (RFI) as part of construction procedure. Review contractor's request for payment. Provides routine weekly project status update reports to the Design & Construction Manager addressing costs, schedules, and occupancy issues. Day-to-Day Operations: Assists in coordinating more complex maintenance and repair projects including but not limited to air conditioning equipment repairs and replacement, flooring repairs and replacement, building, electrical or plumbing issues. Interacts with external contacts including design consultants, contractors, architects, engineers, property managers, construction contractors, and other consultants on a frequent (daily) basis to discuss and resolve issues related to project design and construction matters. Interacts with various levels of in-house personnel throughout CPB, including Executives, Directors, and CPB staff. Assists in monitoring quality standards of the contractor's work and conformance with the construction contract documents, CPB brand, and CPB standards. Provide clear and concise direction to staff in both verbal and written form. Uses various software applications such as spreadsheet, work processing and relational data base to assemble, manipulate and prepare reports and present data. Secondary Accountabilities: Knowledge of and compliance with the state and federal laws, rules, and regulations, and the bank's policies and procedures, affecting the employee's job duties and responsibilities, including but not limited to the Bank Secrecy Act and related requirements, the lending, deposit, and other consumer protection regulations, and industry, ethical or fiduciary practices or standards, as applicable. Performs all other job-related duties as required or assigned. Minimum Qualifications: Education: Bachelor's Degree from an accredited 4-year University or equivalent experience Experience: 3+ year(s) Experience in construction management, to include general principals of construction, contracts, electrical/mechanical/structural elements of a structure, and general architectural 1+ year(s) Experience in understanding standard accounting practices, income statements, balance sheets, general ledger, and development of operating budgets and pro-forma projections 1+ year(s) Project management experience 1+ years (s) Owner capital improvements coordination and management Physical Requirements & Working Conditions: Must be able to perform light physical work and to move or lift items including but not limited to boxes, files and papers up to 20 pounds unless otherwise as indicated. Must be able to operate and proficiently use standard office equipment, including phone, copier, personal computer and/or other work related mechanical or electronic devices and applications. Must be able to clearly communicate verbally and in writing with all internal and external customers. Must also be able to hear sufficiently to engage in daily discussions and interactions. Must be able to read and understand bank-related documents. Must be able to work in a conventional office setting, involving sitting at a desk or workstation for long periods of time.
