Asst. Superintendent
POSITION SUMMARY
The primary responsibility is to assist the Superintendent in the successful completion of Operations throughout the property including, but not limited to, assigned projects, repair of work orders, Inventory control, coordinating contractors, tenant and staff relations and concerns, first responder to on-call emergency calls and situations as assigned by management, The Asst. Super participates in overseeing job site safety, quality, project scheduling, and communications. Reports directly to the Superintendent and Property Manager. This is a live out Assistant Superintendent position. An on-site apartment is not provided.
ESSENTIAL FUNCTIONS
• Assist the Superintendent with managing job site safety, quality, and schedule for assigned contractor projects, create tenant work tickets, Inventory control and loss prevention, conduct repairs and ensure completion of repairs assigned to service technicians (Handymen), MEP and Building system Inspections, cleaning of the common areas, maintain the exterior grounds of the property, conduct apartment inspections alongside of the superintendent and create work tickets needed during the inspections.
• Ensure Forest Hills MHA's standards of professionalism, quality and safety are adhered to by assertively championing the organization's culture to the staff, residents and vendors. Report any concerns.
• Follow directives and work collaboratively with Superintendent, Property Manager, and staff
• Represent Forest Hills MHA in a professional manner at all times; on and off site.
RESPONSIBILITIES
• Assist in managing operations and staff coordination successfully and collaboratively.
• Establish and maintain positive and effective leadership, relationships and communication with Tenants, Property Manager, Vendors, Superintendent, consultants/architect/engineers, subcontractors, adjacent Queens Community House, trade unions, and governmental agencies.
• Assist with setting up non regular maintenance and janitorial issues, including project scheduling.
• Responsible for updating Inventory, audits and maintaining tools, PPE and equipment.
• In collaboration with the Superintendent perform daily job site walks and submit daily safety reports (lighting, trip hazards, water leaks, and all other liability concerns)
• Attend meetings: pre-task meeting, safety meetings and staff meetings.
• Cover assignments in the absence of any Porter, Service technician (handymen) including but not limited to all subtasks needed for completion; follow the operations schedule accordingly
• Use property management software effectively (Emails, Yardi maintenance app, UltiPro App)
• Attend company and industry events including training workshops, etc.
QUALIFICATIONS:
Must be in possession of the following:
S-12, S-13, and P-99 are required for this position
Must have an understanding of building maintenance systems.
Candidates must have an understanding of the residential industry, job site safety requirements in accordance to DOB, HPD, Local Laws and NYC Codes
Planning and scheduling, building trades and sequence of work, and relevant technology
Key competencies are initiative, communication, teamwork, and dependability
Must be able to read plans and specifications.
Technical skills: 3 years minimum of Plumbing, Electric, and Carpentry experience
Minimum education required is a High School Degree or GED, some college or Bachelors Degree preferred
PHYSICAL DEMANDS:

While performing the duties of this job the employee may be exposed to conditions that include weather such as heat and/or humidity and cold, fumes or airborne particles, exposure to dust and asphalt, and moving mechanical parts.
