POSITION SUMMARY/OBJECTIVE

The Assistant Construction Manager role is intended to serve as a true second in command of a Rehab market, with many of the same oversight responsibilities and approval authorities granted to the Construction Manager in managing the market rehab activities. The Assistant Construction Manager will assist with driving production in the market through analysis, prioritization, delegation, follow-up, and accountability of team members via effective communication. Successful Assistant Managers will assist the City Construction Manager qualify all homes that enter our pipeline and make sure that they are processed in such a way that results in outstanding homes that meet or exceed our standards and expectations with regards to quality and budget. Problem solving and vendor sourcing and management will be integral to aiding these efforts. Ultimately the purpose of the role is to support the team in maximizing production and maintaining quality control.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • General support to the Construction Manager on tasks, projects, organization, planning and meetings at the direction of the Construction Manager.
  • Track and report the progress of the team to the City Construction Manager.
  • Adhere to quality standards, budgets and schedules.
  • Work with project management team to source new talent to add to the organization in the form of general and specialized contractors.
  • Participate in training and conduct team meetings in the absence of the Construction Manager
  • Drive quality control and production. Report potential issues to Construction Manager and leverage experience to train, re-train, and assist team members to reach goals.
  • Ability to give and take direction, adapt to change, establish relationships, build consensus, anticipate roadblocks, and work in a team environment

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS AND ABILITIES)

Associate degree in Construction Management, Engineering, or similar background

2+ years of progressively responsible management experience

2+ years of experience in residential construction or renovation

Extensive residential construction or renovation experience

a. Strong knowledge of construction practices and sequencing

b. Ability to prepare scopes of work, construction schedules and cost estimates

c. Experience pulling permits and dealing with building officials 09/23/2020

d. Experience and/or knowledge with all mechanical systems

e. Experience preparing scopes and estimates

f. Strong knowledge of construction practices and sequencing

g. Ability to prepare scopes of work, construction schedules and cost estimates

h. Experience pulling permits and dealing with building officials

Competent and comfortable with technology

Effective communication with staff, vendors and senior management including use of advanced communications, presentation, and negotiation skills

Strong financial acumen and attention to detail with an ability to multi-task and balance many simultaneous projects

SUPERVISORY RESPONSIBILITY

Direct reports-City project managers; will assist the City Construction Manager with overseeing Estimators, Project Managers, and Contractors.

TRAVEL

Frequent travel to and from projects in the city market as warranted by need.
